One 14-story and two 25-story towers, 582 units, 787,000 ft2 total building area; 9-acre site; 600 car underground parking garage; fully landscaped deck above parking level; garden level is recreational areas, 2 teahouses, BBQ/picnic area, playground, swimming and wading pool.

Challenge: |
Develop low-cost rental units. First significant construction project in the Honolulu Redevelopment Program. |
Solution: |
Maximum use of precast, prestressed concrete (stairways, canopies, parapets, closets, wall panels) combined with in situ concrete flat plate framing reduced construction cost and time.

Results: |
Construction cost was a mere US $11/ft2. One full floor constructed every 3 days. Waiting list for rental units was at least 1000 names at any given time. It was the most successful urban renewal housing project in the US in regards to aesthetics, living amenities, rental price, and profitability for the developers. |
